Her counter was we buy at asking price and she will pay up to $2000 in closing costs.

 

She really wants her asking price. This current price is 30K less than when she first put the house on the market, but it still hasn't sold.

 

I also know what she paid for it in 1999, and it is half of her asking price. Even if she accepted our low-ball offer, she would make money!

The closing cost thing can get sticky. It's not really even a deal for you in the end. Can you meet her half way and go up a little bit? Maybe if she knows it's your final offer, she'll be more inclined to accept. We put a low offer that was about 20K less than the asking price. We ended up paying about 10K less than the asking price.

i don't know about any other state, but in nj, you can add your closing costs into your mortgage so you don't have to pay out of pocket.

in the meantime, the lady is ridiculous. if the house has been on for 2 years and you're only the 2nd offer, she should suck it up and take a small hit. i don't know the diff between your offer and her asking price, but a small hit really shouldn't matter at this point.
