there is a site but it is not very accurate..your best bet may just be to contact an agent and have them do a CMA for you....sometimes agents do it as a gesture of goodwill hoping you will use them in the future.

tax appraisals are way off in my book...they are just not updated enough. also, they do not take into account things like upgrades, views, etc...usually tax appraisals use the appriasal that was used to obtain the loan for purchase or refi. or an area of distress where property value has gone down can sometimes get an appraisal to bring their tax appraisal down to bring their property taxes down...hope this made sense...trying to type with baby on my lap.

The fight started Saturday night after a reception when he knocked her to the floor with a karate kick in the seventh-floor hallway of a Holiday Inn — and escalated when she attacked two guests from another wedding party who came to her aid, police said. The melee moved to an elevator and then to the lobby, where the couple threw metal planters at the two good Samaritans, causing minor injuries, police charged. "It was pretty wild," Ross police Sgt. Dave Syska said. Dentist David W. Wielechowski, 32, of Shaler, and Christa Vattimo, 25, had married a month earlier in the Bahamas but repeated their vows Saturday at a reception for 150 guests. They were checking into their room when the argument began, police said. Police arrived to find the dentist lying on the lobby floor and his bride, seemingly highly intoxicated, screaming. Authorities charged each with simple assault, criminal mischief and disorderly conduct, and the bride with an additional count of public intoxication. They face a May 7 preliminary hearing. A district judge considered issuing a restraining order against Wielechowski, but his new bride declined the measure. The couple declined comment upon their release Sunday morning. She left with her father, still dressed in her white gown. 1. Is there hard liquor in the mini bar/room or just beer? beer, sodas, juice, waters 2. What type of beer is available? Wide Variety or just like corona & Pacifica? mostly corona and pacifica...but remember there is room service 3. Did you receive champagne upon arrival and was there a bottle waiting for you in your room? champagne at check-in with a cold towel and a bottle of champagne with fruit basket in our room -

i thought your review was very fair and pointed out some important thing...the overall feel was that you were happy with them... if anything i would keep your review the same and ADD that part about her response to the review as it is a little much. she sounds like she is scolding you in her response about not being there to entertain you. also, you would think she would take it as constructive criticism instead of attacking you or being so defensive...the last time a bride posted a not so great review of her photog, the photog came on here and apologized and said he would take it all in consideration to keep his brides happy...and thanked the bride for being straightforward. -

we love seeing all your great siggies, especially the monthly theme pictures but are now implementing some size limitations to help keep this forum running smoothly. 1. your image should be no larger than 500 x 300 pixels. (1 image only) this is the MAXIMUM size and we actually prefer smaller: 2. you are allowed no more than 2 tickers in your sig (positioned one on top of the other, not next to each other) 3. you are only allowed to put links in your siggy that are: your wedding wedding website, your wedding review, your wedding pictures. 4. You are NOT allowed to link your business, a website you are promoting, etc. without a paid vendor membership. 5. if you post a vendor share (sharing photographer, videographer, etc.) you are allowed to post a link to their blog/site while you are looking for someone to share with. As soon as you find someone to share with or your wedding has passed this information must be removed. so far that is it but these limits may change. thanks for your understanding in this matter. UPDATE 04/09/09 - the reason these limits are in effect is to allow us all to show some personality in our signatures, while not taking up too much space. Please change your siggy if it is too wide and stretches the screen. If a mod sees it, it will be deleted.

one thing to consider...if you are booking at a popular resort, they could sell out and your guests then have to stay at another resort. i am having this problem with 3 weddings in june, 1 in october, 1 in november, 1 in december where the hotel is sold out and there are no more rooms left....luckily for all but 1 of the weddings they blocked a bunch of rooms so they were set aside for their wedding guests. can you imagine booking your wedding, booking vendors, paying deposits, sending out invitations to have your guests not be able to stay at the same resort as you....? people should consider getting group blocks if: 1. the resort is really popular and sells out often 2. the date is during high season 3. your group is kind of slower to book their rooms etc. 4. your wedding is in say 2009 but you want to try to lock in 2008 rates.

can you see if it is specifically photosouvenir that is not allowed...? maybe something happened between them..that is what it sounds like if they used to have the contract and now they don't...sounds fishy. i know of a very reputable photog that is not allowed to shoot in a cabo resort because of personal issues with the resort management so resorts do have a list of vendors that they will not work with. -
