  3. hi kelly, i know how you feel...when i was getting ready for my wedding, i was working out and dieting...i was hungry ALL THE TIME...and so sluggish. it really was stress. i know this doesnt help the dieting much but i bought these little dark chocolate wafers from whole foods and i allowed myseld 1 or 2 little wafers a day in the afternoon when i started feeling sluggish...those little treats helped me from binging on a snickers or cupcake....and cheered me up a bit... ETA: i just read the latest news...this sucks! hope you are feeling better.

  7. i love doing: * home made macaroni and cheese * pulled pork sandwiches (i make mini sliders) * sausage stuffed muchrooms * macaroni salad * strawberry shortcake * fruit salad * fatoosh salad (the recipe is on here somewhere...) it is a mediterannean salad with feta, olives, crushed pita chips...very yummy. they are all pretty simple but always winners
  8. wow, amen ann! you are so right...i used to nanny and work for a day care center so i was so i was so adament about what i thought was the right way to parent and the wrong way to parent: not letting jack ever watch tv, or play with toys that i didnt deem pc, never to give him my cell to play with, lay down the law and show jack who was boss....boy i was sooo wrong. parenting is such a fluid process. there really is no right or wrong. in the beginning it is all about survival. it is about what works for you and your baby. no one is the expert on all babies. each baby is different. i really ate my words when i judged those moms that took their babies to restaurants only to have the baby cry...it doesnt make her a bad mom...who knows the back story on why the baby was crying....unless you walk a day (or more) in a mom's shoes no one has any right to judge... regarding kate...helloooo...she has 8 small children!! that woman is super woman in my eyes.
  9. i left a pretty successful real estate career to open my travel agency/wedding business but when steve and i got married i knew i wanted to stay home with the baby...but i also could not imagine not working. so i wanted to be able to work from home. the first year was very trying and of course i took a HUGE paycut...but i was able to stay home with my son and also do something new and fun. now my i am very busy (i am actually very selective of who i work with now and only take about 25% brides/grooms as clients). it is great but now i have very little time for BDW also, sarah (aka nurse sarah) started a 2nd business doing invitations and it has taken off as well...so if you have passion and talent for what you want to do i am sure you will be successful. my cousin is training to be an electrician. it is a great field and very lucrative.
  10. we have 3 mortgages so it is so scary...luckily one place is a rental but we just bought a home to remodel and have been living in our loft while it gets finished...we were supposed to move in late august/early september but now it looks like it will be mid-october so another 2 months of paying 2 mortgages but only living in 1 place...gulp. it is def. scary...on top of that the contractors are giving us the most absurd prices...we are way over budget. luckily we only have 1 car and we are not driving that much...we are staying at my parents on the weekends because their house is closer to our new home and steve can then do work on the weekend...and my parents are feeding us. steve and i are both pretty frugal people...we both make a pretty good living and we dont buy stuff...like clothes, electronics, etc...so we are really good savers so we have some padding. we also work ALOT...and i mean ALOT..we both work at least 10 hour days and i even work about 6 hours a day on the weekend so that is why we make as much as we do. we are so busy working and dealing with baby that we have no time to spend money on us...like no dinners out, no movies, no shopping...which i guess is a good thing. my parents aren't feeling the crunch at all...they have what i call "refugee mentality"...they have been through it all (vietnam war, living in refugee camp, coming to new country and working in sweat shop) so they have always been savers, have always done without luxuries. about affording a baby: jack is pretty cheap..he breastfeeds and supplements with formula so that is about $20 a month. he is eating solids so the baby food comes to another $40 a month. then he has diapers (but steve orders so i dont know how much that is)...we dont spend more on him than that...clothes and toys were given to him.
  11. the sun is not going to set until almost 8pm so i would do 6pm...at 4pm it is still pretty hot...june 27th is still one of the longer days of they year...

It might as well be his anthem for property rights in Marin County. The Marin County resident has erected a barbed-wire fence on his property near San Rafael, cutting off a fire trail that locals say has been used for at least a half-century to access treasured hiking trails along scenic ridgelines. Hetfield's representatives have told county officials that the metal and barbed-wire fence is a response to vandalism on the property. Nonetheless, the decision has infuriated the bikers, hikers and equestrians who use the trail. Some locals say it also threatens a century-old county tradition of property owners giving public access to open space. "This is really a slap in the face to the community," said Connie Berto, 75, who has been using the trail since the 1960s. "It's atrocious. The fence is outrageous." The case exemplifies a trend in Marin County: New residents are buying properties that were private ranchlands but open to hikers and other outdoors enthusiasts, said Marin County Supervisor Steve Kinsey, a 32-year resident of the county who said he has used the trail many times. "As real estate values have gone up and different folks have moved into the county, there's a different sense of property rights," Kinsey said. "There's a learning curve that has to take place with new owners about the historic use of the lands, while also respecting that these are private properties." "In every single town, from Sausalito to Novato, these historical uses exist. Many people consider them to be public. But all it takes is a change of owner to make an abrupt change, depending on the attitude of the property owner." Messages left with Hetfield's manager, his band's record label (Warner Bros. Records) and his contractor (Redhorse Constructors Inc.) were not successful in getting a comment. Supervisor Kinsey said the county has negotiated several agreements with property owners to allow access for the public. Kinsey cited Hetfield's neighbor George Lucas as one such example. Hetfield bought his land in unincorporated Marin County in 1999, according to property records. He planned to make a 14,000-square-foot home as well as a 6,000-square-foot studio, which also functioned as a caretaker's home, according to a 2002 Associated Press story. Kinsey said only the studio has been built. In 2002, Hetfield made a trade with the county that was beneficial to both sides. He traded away the right to develop 44 homes on his property, which it had been zoned for, and gave an easement for 438 1/2 acres to be maintained as public space by the county. In exchange, Hetfield received the right to build his home higher on the hillside and also larger - at a time when it was difficult to get approval for a 4,000-square-foot home, Kinsey said. At some point, Hetfield also obtained the Luiz Ranch, which contains the fire road that is under dispute. The Luiz family had long had an open - but ad hoc - relationship with the public. They even installed gates that latched closed behind hikers, preventing livestock from escaping. Kinsey said it was part of county tradition that dates at least to the 19th century allowing public access to wildlands. Though the Luiz Ranch Fire Road had been used by the public for decades, Kinsey said it was made an official part of the county trail system in 1983. Still, the relationship between the property owners and the public was mostly informal. As former ranchlands have changed hands, the county has taken steps to ensure continued public access, said Kinsey, president of the Marin County Open Space District. Sometimes the county buys the land needing access. In other instances, the county has worked out easements where the county builds fences, puts up signs and does a certain amount of monitoring. In one case of a particularly worried property owner, Kinsey said the county pays a landowner an amount - less than $10,000 a year - for the public to walk through. In that case, the property owner has been satisfied to the extent that Kinsey hopes to secure a permanent easement. In the case of Hetfield's property, Kinsey said members of the public can sue if they can prove that there was continuous and broad public access to the road before 1972. "If that was necessary, there was a very well-documented history of use on this trail," he said, noting that a lawsuit is an adversarial approach that ought to be only a last resort. "We aren't even approaching that at this time. "It makes sense to reach out to Mr. Hetfield and encourage him to meet with us and see if we can find a solution that will work for him and the community." St. Regis penthouse on sale for $70 million Quote: Real estate mogul Victor MacFarlane has placed his huge St. Regis penthouse on the sales block for $70 million, a figure that would obliterate the previous record price tag for a San Francisco residence. If there's a buyer, that is. The asking price for the completed condo, the interior of which is still under construction, works out to $3,500 for each of the roughly 20,000 square feet. MacFarlane bought the property, originally three unfinished units on the top two floors, for about $30 million in late 2005. At the time, it was the highest total ever paid for a condo property - if you consider it a single purchase - and nearly the largest amount ever spent on a San Francisco home. The property at the St. Regis Residences on Third Street has been built out just to the point where a new owner can select finishes and decor. There are no fixtures, furniture or appliances, mostly just Sheetrock, exposed steel and concrete. Even so, the configuration, size, heights and views are striking. The floor-to-ceiling glass curtain walls and four terraces, including one that is more than 2,000 square feet, offer a 360-degree panorama of San Francisco and the surrounding bay and region. The brushed aluminium frame windows are 22 feet high in the immense corner living room. The foyer will include a winding staircase and two-story waterfall. There are six bedrooms, seven baths, four powder rooms, four fireplaces, two offices, a wine storage room, a gym with a sauna and steam room and a 13-seat cinema. The infrastructure is in place - including miles of wiring and piping - for top-of-the-line audio, video, lighting, security, shading and climate control systems. "It's certainly the most extraordinary apartment outside of New York, and probably one of the two or three biggest homes in San Francisco," said Patrick Barber, managing broker with Sotheby's International Realty, who is representing the property. "No one will be able to buy a 20,000-square-foot residence in San Francisco again." The question remains, however, whether anyone will be willing to pay that much for one now. The high end of the real estate market has continued to far outperform the broader market through the downturn, but at this astronomical end of the market, the pool of potential buyers shrinks considerably. "It might be a little on the high side," said Rick Goodwin, publisher of Unique Homes magazine. He said the bar for top-end luxury townhomes and condos in major urban markets is around $50 million, with the highest prices reserved for properties in resort markets such as Palm Beach and the Hamptons. The priciest known single-family residence for sale in the nation today is a $125 million property in Los Angeles neighborhood of Bel Air, he said. Locally, a handful of homes have been priced around or above $50 million, but none has sold for near that amount. The 11,500-square-foot home at 2920 Broadway in Pacific Heights went on the market for $45 million in 2003, but ultimately closed for $20 million to $30 million, industry sources say. The highest known price in San Francisco was the $32 million paid in late 2002 for 2845 Broadway, then an uncompleted villa. Coincidentally, it's for sale again, now at $65 million, the city's priciest official listing according Realtor.com. It's been on the market for at least the better part of a year. Three properties over $10 million have closed this year, with a median price of $14.5 million, and sales prices in well-heeled neighborhoods and for downtown luxury high-rises keep rising. Part of the reason is that rich buyers aren't nearly as affected by subprime loans, the inability to secure financing or often the need to take out a mortgage at all. Another is the huge creation of wealth happening throughout the world and especially in the region, said Steven Mavromihalis, a sales associate with Pacific Union GMAC Real Estate. "There has never been a greater accumulation of wealth in a shorter period of time or smaller geographic area than in the Bay Area during the past two decades," he said. "Combine that with the facts that San Francisco is 7 by 7 (miles) and there are only a limited number of great houses, and you've got the phenomenon we're talking about." The Ohio-born MacFarlane is the chief executive officer of MacFarlane Partners, a San Francisco real estate investment firm with $11 billion under management. He has been managing money for the California Public Employees Retirement System since the early 1990s. The company's Bay Area projects include the Uptown apartment development in Oakland, the Bay Street Emeryville retail center and the Meridian Luxury Apartments in San Bruno. MacFarlane's highest profile buildings have been elsewhere, including the Time Warner Center in New York City. He's also the co-owner of the D.C. United soccer team in the nation's capital. Despite his strong track record, MacFarlane has not been immune to the recent woes of the real estate industry. A residential land deal involving thousands of undeveloped acres north of Los Angeles has dropped significantly in value since it was completed in 2007 and received a default notice on $1 billion in debt. MacFarlane Partners recently laid off 15 employees. The decision to sell the San Francisco penthouse was based on lifestyle, not business factors, said Julie Chase, MacFarlane's publicist. "The reality is, he's traveling around so much, having all these properties isn't making any sense," she said. MacFarlane primarily resides in Hillsborough. Orlando Diaz-Arcuy and Building Momentum Inc. designed the interior. If the ultimate buyer decides to take it as is, instead of completing their plans, a lower price would be negotiated, Sotheby's Barber said. The Associated Press contributed to this report.   18. that is surprising that sergio hasn't gotten back to you...he is usually pretty prompt. my main concern with cabo azul is that you are not allowed to bring in outside vendors...at least that was the policy when i last spoke to sergio.
  19. alot of people do not realize that this forum started as a hobby of mine when i was planning my wedding...back then it had 4 members. now it has over 5000 with 20-30 people joining every day. i pay for the hosting, software, tech support, etc. out of money from my own pocket and also am the one that has to do all the upgrades, maintenance, etc. on my own in my free time as i cannot afford to have someone work full time keeping this site running smoothly. i think people also do not realize that searches, downloading attachments all use server bandwidth so they cause the server to run more slowly...so when you see a newby complaining about "Points" and why they can't just download as many attachments as they want and you donate points thinking you are being generous, keep in mind what you are really doing. also, when you complain about the ads, also keep in mind they are the only thing keeping this forum up and running...if this server plan i have now does not work i will have to upgrade the server AGAIN. this will take a ton of time and also cost double what the hosting plan we are on now costs. another thing, I own a travel agency that specializes in DW so when you advertise your own travel agent for perks or whatever it is a little frustrating.
