Just answered your PM in great detail, tho forgot to talk of Bellagio. This house is above town about 2/3 of a mile up (?). It's closest beach's would be Lindberg (by the airport) and Brewers Beach. Guessing about a mile from the villa. I would not suggest walking. As with any villas, it is wise to rent vehicles, tho McLaughlin has a taxi service they use with personel that know all of thier villas!
This house does fit most all of your requirenments for the most part!
